Good Deeds Program expands to Vail

The Eagle County Housing and Development Authority (ECHDA), is thrilled to announce a new community partnership through its Good Deeds Community Partner Program with the Town of Vail. This initiative, titled Good Deeds Vail, builds on the momentum of Good Deeds Avon and continues the shared commitment to preserve long-term homeownership opportunities for local residents through a matched buy-down and a price-capped deed restriction.

Launched in 2025, the Community Partner Program is designed to grow through future collaborations with communities and organizations across Eagle County. Good Deeds Vail will follow the same successful model as Good Deeds Avon, helping eligible households purchase open-market homes today while ensuring those homes are preserved for local residents forever.

“The Good Deeds program has made a true difference for local housing in Eagle County with over 200 units added in the last 5 years,” said Kim Bell Williams, Executive Director for the Eagle County Housing and Development Authority. “With Good Deeds Vail, we’re continuing to expand access to homeownership by deeply reducing the purchase prices at closing for the local buyer. Through deed restrictions, we can preserve these homes today for future generations. We’re thrilled to work alongside Vail to create more opportunities for locals in the Town of Vail.”

Good Deeds Vail Program

Good Deeds Vail is part of Housing Eagle County’s Community Partner Program, which matches partner funds one-to-one with ECHDA on eligible open-market homes. Through this structure, the Town of Vail and ECHDA will each contribute up to 15% of the purchase price, creating a combined buy-down of up to 30%, capped at $375,000, in exchange for recording a price-capped deed restriction.

This structure leverages local investment, supports local workforce stability, and ensures homes remain available to eligible residents for generations to come.

“Good Deeds Vail provides a new pathway and partnership to open additional, much needed local opportunities for home ownership in Vail. It will preserve existing housing stock for locals, expand upon the continuum of housing available, and maintain affordability over time,” said Town of Vail Housing Director Jason Dietz. “This partnership cuts the town’s subsidy in half by splitting costs with the county, with both the town and county as beneficiaries to the deed restriction.”

Good Deeds Vail Key Highlights

  • Open to eligible households as defined by the Eagle County Affordable Housing Guidelines; Administrative Procedures.
  • Eligible properties include open-market homes (not already deed-restricted) within the Town of Vail’s jurisdictional boundaries.
  • Maximum Purchase Price: $1,250,000.
  • Buyers must occupy the home as their primary residence.
  • Minimum buyer contribution: 3% down payment (excluding other assistance programs).
  • ECHDA payment: up to 15% of the purchase price.
  • Town of Vail payment: up to 15% of the purchase price.
  • Total buy-down payment: up to 30% combined, capped at $375,000.
  • A price-capped deed restriction is recorded to preserve long-term affordability; future resale appreciation is capped between 0–3% simple interest annually.

How Good Deeds Vail Works

Interested buyers identify an eligible property and work with the program administrator to confirm qualifications, funding availability, and next steps. A completed application typically includes a fully executed purchase contract, lender pre-qualification letter, photo ID, and proof of employment and/or residency (as applicable). Applications are processed on a first-come, first-served basis, subject to available funds and program approval.

Good Deeds Vail will be administered by The Valley Home Store and is compatible with Eagle County Loan Fund’s Down Payment Assistance program on properties priced at $850,000 or less. The deed restriction is perpetual, ensuring these homes remain available exclusively to local residents forever.
