Anyone renting their Vail property, or seeking to rent a property in Vail, for less than a consecutive thirty-day period should be aware of the town’s requirements for short-term rentals. These requirements apply regardless of how the properties are marketed – through a management company, on-line such as VRBO and Airbnb, newspaper, or word of mouth.

The application process includes the requirement of a signed affidavit acknowledging life safety, parking, trash, and noise regulations. It also includes the designation of a local property contact within a 60 minute distance of the short term rental unit. If the owner lives within that distance they may self-designate as the local contact. The local contact must be available 24/7 week to respond to complaints. Additionally, insurance with a minimum in $1,000,000 liability coverage for short-term rental activity is needed, and a property without 24/7 onsite management services available at all times will need a fire inspection completed every three years.

If you are only using an online marketplace facilitator that provides insurance coverage that meets the Town's insurance requirement, then you can complete this affidavit to upload for the insurance coverage requirement for your short-term rental license: Online Marketplace Insurance Affidavit.

Currently, the only online marketplace facilitators that are approved to be accepted by the Town of Vail for this insurance requirement are Airbnb, VRBO, and Evolve. If you rent through others or take direct bookings, you will need to provide proof on insurance in the form of property liability, commercial liability, or an endorsement to a homeowner's policy for coverage of short-term rental activities.

Individual Property Owners

Important: During the application process YOU MUST have the following FORMS completed and ready to upload with your application:

Notarized and initialed Short-Term Rental Self-Compliance Affidavit
Signed Short-Term Rental Local Representative & Owner Authorization Form
A copy of the designated local representative’s driver’s license showing a physical address within 60 minutes of the rental property
A copy of the notice sent with proof of USPS mailing to the owner of adjoining residential unit in your duplex (if required)
Insurance policy with a minimum of $1,000,000 in liability coverage and states that it covers short-term rental activity.
Approved fire inspection document from Vail Fire Department, if 24/7 management services not available at all times for your property.
Method of payment for the $260.00 license fee – Bank Account Information or Credit Card.

Professional Property Managers

This application is only valid for property managers with a Town of Vail business license.

All businesses and individuals acting as property managers for short-term rentals in the Town of Vail are required to obtain a separate business license, regardless of office location. To obtain a property management business license, follow along with the instructions in the orange tab “registration instructions,” on page two.

Insurance policy with a minimum of $1,000,000 in liability coverage and states that it covers short-term rental activity.
Approved fire inspection document from Vail Fire Department, if 24/7 management services not available at all times for the property.
Method of payment for the $260.00 license fee for offsite management or $50.00 for those that provide 24/7 onsite management– Bank Account Information or Credit Card.
