Qualifications for Town of Vail Price-Capped Employee Housing

Preferred Local Lenders experienced with Town of Vail Deed Restrictions. Contact your lender to secure a pre-qualification letter. This document confirms your financial readiness to purchase a home and is required to proceed with your application.

Homebuyer Class Certificate - required. If you have not taken a class with the Valley Home Store, you will see other online options underneath the schedule page.

Affidavit regarding Home Ownership in Town of Vail - If you do not own (non-deed restricted) residential property within the Town of Vail, this document is required in order for the application to be considered complete. 

Valid IdentificationFor identification, you must provide a valid government-issued ID, such as a driver’s license or passport.

Employment Verification - To verify employment, acceptable documents include the most recent two pay stubs showing year-to-date hours and recent 2 years of Federal tax returns (2024 and 2023). Residency confirmation is not applicable with all Town of Vail deed restrictions but the proof of working 30 hours/week on average over the duration of the year drives qualification. The taxes are used to show that 75% or more of your overall income comes from the job working for an Eagle County business. For income verification, please let us know if you have questions about documentation to support your eligibility under the deed restriction and housing guidelines.
